Condominiums are similar to townhomes in regards to shared property but are also very different as their structure requires more engineering and, therefor, more civic regulation is required. Like townhouses, condominiums share common property like roofs, structural walls, exterior cladding, drainage systems and access laneways. They also share much more complicated systems such as underground parking garages, elevators, three-phase power and much more.

Common Areas

These common areas have been recognized by municipalities by classifying the building practices of them differently again. Like townhomes, they have to be governed much differently that a single-family home. Every governing Strata body is usually very similar in function but have very different procedures and rules that make it individual to the property. As these corporate bodies have a wide array of experiences that can drastically influence the condition of the property, Provincial laws and procedures have been introduced to help keep properties vibrant and healthy. This comes in the from of Strata minutes and Depreciation Reports which helps with this process.

Everything Possible Inspected

Each condominium inspection includes a visual inspection of everything outside of the unit that is possible. If permission is given, everything is looked at. Lot grading and drainage, exterior walls, doors and windows, decks, balconies, retaining walls and stairs, roofs, gutters and chimneys. Many will not examine these areas as it is typically not a standard of practice but if we are given permission, we’ll look at it!

It is the age of “do it yourself” repairs and renovations. While this method as often as not may save the home owner money instead of paying a licensed professional, how do you know if the work was done properly and safely? More importantly, home owners in stratified complexes are not allowed to obtain proper building licenses from municipal bodies, only licensed trades companies may do so for these types’ properties.

It is not enough to have received strata council permission for improvements. Renovations and repairs completed without permits create potential liabilities for strata that may not be covered by insurance providers. Any improvements to a condominium that have not acquired proper building permits is likely a breach of the strata’s insurance policy and the new home purchaser would be held accountable.
